Making Sense Of Florida Short Term Rentals
More and more people are choosing Florida short term rentals for their Central Florida vacation. These single family homes or condos are great if you are looking for a home away from home whether for a family or a group of friends. As with a hotel or motel they are available for daily, weekly or monthly rental.
Orlando in particular is one area where absentee owners have purchased homes and adopted the short term rental approach as a way to recover some or all of their running costs. More and more families and groups are building this type of accommodation into their Orlando vacation package to make the most of their time away from home.
You have been planning and anticipating your vacation for weeks or maybe even months so you want everything to be perfect including the accommodation. So how do you avoid disappointment if the home you’ve booked doesn’t live up to your expectations?
The simple answer is to be just as rigorous in researching a Florida short term rental as you would any hotel or motel. And to apply just the same sort of thought process as you would with a hotel/motel. So plan your Florida short term rental, particularly those close to Disney World, Sea World and Universal, around the following guidance:
* It is very easy to think that price doesn’t matter when it comes to choosing a short term rental property for your vacation package. But if you wouldn’t book into a motel offering rooms for $25 per night then you should certainly stay away from the lowest priced rental home. The cheaper a home is there is more chance that it is poorly maintained, lacking facilities and likely to be of poor quality.
* Quality: Hotels and motels are increasingly showing room photos and virtual tours of the room you’ll be renting so you can check the quality. Well, so are vacation home owners. Ask for pictures and an on-line tour and limit yourself to those owners and companies who commit to allocating your home at the time of booking. Obviously if you’re dealing directly with a home owner who only has one house, this problem is solved!
* “Five minutes from Disney” is often a phrase used in the description of Orlando vacation rentals. This may be true at three o’ clock in the morning in the off season but in reality the travel time will depend on traffic conditions. The majority of rental homes are between two and ten miles from Disney World. To find out the exact location of the property that you are interested in search for it on Google. If you cannot get the full address at least ask for the name of the community and the zip code.
* Customer Service: There’s a lot of work to keep a hotel room in top class condition – and even more in a vacation rental home! Find out in advance how the management company or owner provides service when that television set doesn’t light up or the pool heating isn’t hot enough or the air conditioning stops working. What do they do if it’s going to take days to fix? Can they offer alternative properties?
* No matter whether you are staying in a five star hotel or the most expensive, luxurious rental property there are going to be things that the guest book doesn’t cover. In a hotel the front desk or the Concierge will usually be able to help with any questions not dealt with in the guest book. Staying in a short-term rental home you have to be far more self reliant. The Internet will help you locate restaurants and malls, while calling the Sheriff will deal with that midnight party in the pool next door. For anything else the management company should be able to help.
No matter what kind of accommodation you are booking for your vacation it pays to do as much research as possible before hand to avoid disappointment on your arrival. It is certainly necessary when looking for Florida short term rentals to avoid distress and a costly mistake.
Sakes: The Spitting Cobra
The species of snake called the spitting cobra is very unusual as it not only has a poisonous bite but it also spits venom into the eyes of its prey and aggressors. Contact of this venom with your eyes is very painful and can even blind you temporarily, therefore, if you get cobra venom in your eyes, irrigate them with water at once in order to prevent permanent tissue damage.
The King Cobra (Ophiophagus hannah) is also remarkable in this large family of snakes (elapidae) bexause it feeds almost entirely on other snakes with mice and small birds also falling prey to its poison.
The King Cobra is also unique because of its size – it can reach 5.85m (almost 20 feet) in length, which makes it the longest poisonous snake in the world. The latest discovery of a new species of cobra was made in 2003 when it was identified by London Zoo as part of an illegal shipment of exotic pets.
DNA studies revealed that this new species of snake is similar to the red spitting cobra but has different genes. It seems to originate from an area between Sudan and Egypt and it has been called the ‘Nubian Spitting Cobra’.
Although they are highly dangerous when threatened cobras will rarely attack if you keep your distance from them, although the spit can travel very accurately for two meters. Compared to the strike of a rattlesnake, the cobra is rather slow in its attack and besides that, many bites prove to be non-venomous.
Statistics of a study conducted on Malaysian cobra snake victims indicate that only 55% of the bites involved poison release and the same statistics indicate a mortality rate of only 10% for people bitten, since the poisons injected into the blood of the prey destroy the nerves (neurotoxins), which induces respiratory failure approximately half an hour after being bitten, so you have 30 minutes to seek help.
Their colouration varies from light green-grey to black, althugh juveniles are yellow and black banded. This snake is widespread throughout south-eastern Asia.
Choosing Between Orlando Holiday Villas Or Hotels
When a trip to Disney World is on your calendar, among the many things to think about for your Orlando vacation package is where to stay, and Orlando holiday villas are a real alternative to the regular hotels and motels in Central Florida.
The best known hotels are the resort hotels in Disney World and these may be your best option if you have a small group or if you intend to use almost all of your vacation in Orlando out and about in Walt Disney’s theme parks. Check out the vacation package deals that give you park passes as part of the total cost and compare this to your expenses if you had to buy tickets separately. Factor in the benefits of free transportation (although some local hotels offer free shuttle buses) and extended park hours (if applicable) and this could be the best option for your budget.
Staying in a hotel with free theme park transportation can reduce the cost of your vacation as there is no need to hire a car if you have flown into Orlando. Even for those visitors who drive down, once here they can leave their car in the parking lot and not have to pay money for parking and gas.
Some families prefer to stay in a hotel so that the children can find playmates when playing at the hotel pool. For some parents this takes the pressure off having to keep the kids amused all the time and it often helps stop the squabbling between siblings if there is someone else to play with. Many of the hotels often have other activities like video games or pool tables or ping pong which help to stop the kids getting bored.
If you choose a well known chain of hotels for your Orlando vacation – Marriott, Sheraton, Hilton or similar – you can generally count on the fact that the quality is going to be reliable. The ability to pay for your hotel accommodation by credit card gives you some security in case things are not as promised when you made the reservation and you need to charge the cost back.
How does this compare with an Orlando holiday villa?
One big advantage in using an Orlando holiday villa is the cost benefit if your family or group is large. The majority of vacation home owners or management companies price their homes independently of the party size. So a 5 bedroom 4 bathroom home that sleeps up to 12 people could be far more economical than the equivalent number of hotel rooms. In addition, children sleep in their own bedrooms, leaving parents to get a good night’s sleep in private just as they do in their own home.
And wouldn’t you like to have some sort of eating-in facility while you’re on vacation so that you’re not forced to go to the fast food place or family diner whenever you want to eat or drink? Orlando holiday villas come complete with some level of dining area and a fully equipped kitchen so you can enjoy a snack or even a formal meal whenever you wish.
Orlando holiday villas also offer more in the way of laid-back relaxation. When you want a little time away from the hustle and bustle of the theme parks, your own private screened pool is a great way to chill out, complete with towels and pool toys on hand when required. Tire the family out by encouraging them to use the games room that enthusiastic vacation rental home owners have built – pool and foosball tables, ping pong and darts are just some of what’s available. And keep them entertained when they’re ready to watch the multiple TVs and DVD players many homes now include.
So now you can decide what your own family’s priority should be – Orlando holiday villas or hotel rooms.
Herbal Medicines in Florida Herbalism fair
Herbal medicines are often used during the past when pharmaceutical companies are not around to manufacture medicines to cure peoples ailments. Our forefathers were bright enough to research the medicinal capabilities of plants to use them to cure sick friends.
One type of herbal medicine is the Lagundi plant. Lagundi plant is for the relief of cough among adults and children suffering from cough and its side effects. Lagundi leaves can be taken as tea by boiling the leaves in water. It is the best alternative to relieve cough in patients as it does not have any side effects.
Sambong leaves on the other hand are anti-diuretic meaning it is taken for the relief of urination among people suffering from blocked kidneys. Sambong helps in flushing down easily crystals that had been trapped in the kidney opening to prevent swelling and kidney failure in the long run. Sambong is also a quick relief of groin pain and back pains due to difficulty in urinating.
Malunggay leaves are for lactating mothers. Malunggay leaves aid in the fast producing of milk in a mothers mammary glands. It can be taken as a tea or a soup. Fairs for Books
Well, frankly, the first thing you wouldn’t associate festivals with are books.
They’re boring, musty and you wouldn’t probably want to spend an activity that is meant to be done in the library. But what’s different about book fairs, is you get to see an amazing difference rather than just your standard trip into the library.
But book fairs, in my nerdy sort of way, are awesome. It’s a library fest. Well, okay, that sounded not much fun. It’s basically just like a bookstore. Except there’s not much of the elevator music they keep playing in the background, you hear more noise because the fair is either outside or inside the mall, and you get to read standing up, instead of lounging around in the bookstore’s reading area.
The redeeming thing about Book Fairs is rarity. Yes, you get to find a book not available in any bookstore. That book could well have been the last of its kind, the surviving copy of a failed printing operation, or the diary of a legendary person. One would never understand the sensation unless one experiences it.
Those books could be from a personal collection, an antique, even something familial. I’ve seen my share of hand-bound, leather-covered books in a modern book fare and the feeling one gets is like finding Captain Whatsisname’s treasure chest. Never mind if the book talks nothing but farming or some boring stuff, but the important thing is value. (I once found a book on necromancy, but let’s not go into that.)
You could resell it in the next year’s fair for an even heftier sum, or start your own personal collection of rare classics. Who knows, in a year’s time, you might be the proud owner of the literati’s Holy Grail. Now that would count for something, wouldn’t it?
Miami Condos
In Miami condos market today, you can buy one for less than 50 percent of the value of listing prices. Condos are housing units where individual gets title to the unit but the building contains many units and maintenance is taken care of as community. They pay association fees for all of repairs and maintenance of the building.
Metropolitan Miami has been one of the hottest market for condos, but with recent housing crisis, the values of these Miami condos have declined anywhere from 30 to 50 percent from the highs of couple of years ago. Many vulture investors have entered the market in recent months as the market seems to have bottomed out.
In Metropolitan Miami many large condo developments have been going up in the past few years. Many have suffered catastrophe as the market crashed. You will find many distressed properties going for less than 50 percent of the value. Miami condos have seen there values sky rocket in the mid 2000′s.
The popularity of the Miami Dade area has the prices of these home units going up faster than rest of the country during the building booms. The per square foot prices have been in the range of $400 to $800, now you can find some for as low as $100 to $200 per square feet. You are seeing many investors coming back to market at these prices.
With so much demand in the past, many of the apartment buildings have been converted to condos, causing a glut of supply in the market. Many developers helped the apartment owners to make money by converting and selling the condos, profit in the short run. The prices depend on the location and the amenities offered by the condos.
In prime location like Miami Beach and South Beach, Miami Beach condos and South Beach condos have been very popular. The prices have been rising at 25% before the housing crisis hit. Now the investors are back and bottom fishing for high quality condos at rock bottom prices.
Grilling at the Fairgrounds
Ever wondered what a good barbecue would be for a fair?
There are lots of things to consider for a barbie. For one thing, you’d have to get the general vote that the people involved in your “eat-out” would love the grilled stuff.
For one, offer variety. There are meat lovers, and there are vegetarians. You probably would have your share of people like this in your life. So when you have the time, go out shopping and have a few hands to bring in your goods. They could even choose what to buy, so that when the time comes for the barbecue, you’d have no hassles left to discuss whatsoever.
The second, is to decide when to start the grill. At least have one person man the grill while the others are out for fun and for sight-seeing. If this was a family trip, at least have dad or mum handle the grill. Or generally anyone who is more interested or tuned into the idea of grilling as fun rather than walking around and exploring the sights to see.
That person should be able to cook as well, unless you want to come back to a meal with nothing but pieces of charcoal. Meat is generally the safest of the bunch, as it cooks long and is tough. Just avoid bringing in lean meat or anything that is rather expensive if the cook is a novice. Tough meat is much more harder to spoil when grilling.
Fish is in the consensus of a fast-grill type of food. And so are shrimps and prawns (which are usually found in cocktails). Lobster requires a grill-oven for nice cooking, and any other seafood should have it’s own cooking process.
Go for the open areas so you wouldn’t bother anyone with the smoke, and make sure to clear the grill of any live charcoal too. Go for fire safety.
